Many foreign property buyers and investors discover, well into the purchase or the business, that they may also qualify for legal residency in the Dominican Republic. This guide summarizes the available routes and what you can expect from the process.
The three most common routes
Residency by investment is available to those who invest in real estate, in a business established in the country or in a fixed-term deposit with a local financial institution, for the minimum amount required by current regulations. Residency for retirees and persons of independent means is aimed at those with fixed, verifiable income from abroad. Residency through employment or family ties applies to those hired by a Dominican company, who manage a local company, or who are married to or related to a Dominican national or resident.
Realistic timelines
The process starts with a residency visa at a Dominican consulate. Once in the country, with a complete file, the General Directorate of Migration usually decides within two to three months. Temporary residency is renewed annually and, after five years, permanent residency may be requested; an investor who meets the requirements can apply directly for permanent residency.
Longer timelines are almost always caused by incorrectly apostilled documents or by choosing the wrong immigration route from the outset, not by the procedure itself.
Documents that often cause delays
- Criminal record certificate from the country of origin that is not apostilled or whose apostille has expired.
- Medical certificate that does not follow the format required by the General Directorate of Migration.
- Proof of income or investment that does not exactly match the immigration route requested.
Residency is not the same as a work permit
Legal residency is the prerequisite for working or managing a company in the Dominican Republic, but the employer must also complete the labor registrations with the Ministry of Labor to formalize the hiring of a foreign national. If you plan to work in or run a company in the country, both processes should be handled in parallel from the start.
